The river, historic buildings, Greenwich Park and views towards Canary Wharf give the area an identity that is instantly recognizable. But people choosing to rent there are making a much more practical decision than the postcards suggest.
They are choosing between different types of housing, different transport connections and noticeably different neighborhoods within the wider borough. At the same time, rental prices have continued to move.
The latest ONS figures put the average private rent in Greenwich at £1,980 per month in July 2026, up from £1,876 a year earlier. That represents annual growth of 5.6%, compared with 3.0% across London over the same period.
That makes Greenwich worth examining as a rental market rather than simply as a famous London destination.
Greenwich town Centre is only one part of the picture
When somebody says they are moving to Greenwich, the immediate mental image may be the historic town Centre.
The actual borough stretches much further.
Housing around Greenwich itself, the Peninsula, Charlton, Woolwich, Eltham and other parts of the borough can offer very different property types and price points. Even within relatively short distances, a renter can move from period streets to large modern apartment developments and then into areas dominated by family housing.
That variety is important because average borough rent figures cannot tell somebody what an individual property represents.
The £1,980 figure is useful context.
It is not a price tag for “living in Greenwich”.
Property type changes the numbers considerably
ONS data for July 2026 shows average Greenwich rents varying according to the size and type of home. This is why renters comparing areas should be careful with broad averages and landlords should be equally careful when using them to set an asking rent.
A modern riverside apartment and an older converted flat may technically compete within the same borough while offering very different experiences.
Building facilities can influence the comparison as well. Concierge services, lifts, communal areas and other amenities may appeal to some renters, while somebody else may prefer additional
