Can an Old London Home Really Be Sustainable?

When people talk about sustainable homes, the images are fairly predictable.

Solar panels.

New-build apartments.

Perfect insulation.

Heat pumps.

Lots of glass.

Maybe a bicycle leaning artistically against the wall.

Then you look at a Victorian terrace in East London and think:

Well, what are we supposed to do with this?

Quite a lot, actually.

London's housing isn't going anywhere

One of the realities of sustainability in property is that we aren't starting from scratch.

Much of London's housing already exists.

That means the question isn't simply how to build greener homes.

It's also how to make the homes we already have work better and last longer.

And that can be a much less glamorous conversation.

Start with the EPC—but don't finish there

An Energy Performance Certificate gives useful information about a property's energy performance and potential improvements.

For relevant privately rented homes in England and Wales, the current Minimum Energy Efficiency Standard generally prevents landlords from letting a property rated below E, unless a valid exemption applies.

There's also an important distinction between today's law and tomorrow's ambition.

The government has stated an aim for as many privately rented homes as possible to reach EPC C or equivalent by 2030, but policy design following the 2026 consultation is still being developed. That future ambition shouldn't be presented as though EPC C is already today's universal legal minimum.

That's exactly why landlords need to keep an eye on regulation rather than working from headlines.

Look for the boring improvements

Some sustainability improvements don't photograph particularly well.

Draught-proofing.

Better controls.

Low-energy lighting.

Hot-water-cylinder insulation.

Servicing equipment.

Repairing windows.

Addressing gaps.

None will transform a property into an eco-home overnight.

But improving an existing building is often about accumulating sensible decisions rather than searching for one dramatic upgrade.

Maintenance is an environmental issue too

Imagine a small roof leak that isn't dealt with.

Eventually you may be replacing plasterboard, insulation, decoration, flooring or furniture.

Materials are purchased.

Old materials are thrown away.

Contractors travel to the property.

More work is created.

Preventative maintenance can therefore reduce more than future repair bills.

It can reduce unnecessary consumption too.

Older doesn't automatically mean disposable

This applies inside the property as well.

A solid table with scratches may need refinishing, not replacing.

A wardrobe might need a new hinge.

A functioning appliance shouldn't automatically go because a newer one looks better in photographs.

Obviously, safety and efficiency matter. Keeping unsafe equipment in service in the name of sustainability makes no sense.

But neither does treating every tenancy changeover as an excuse to throw everything away.

And sometimes the biggest improvement is understanding the building

Older homes behave differently from modern ones.

Ventilation, moisture, insulation and heating need to be considered together.

An improvement that works brilliantly in one property may be inappropriate in another.

For substantial retrofit work, proper professional assessment can be far more valuable than following a generic "10 ways to go green" checklist.

Sustainability doesn't require pretending the problem is solved

We think that's important.

Shokall doesn't need to claim that every property is sustainable.

Very few buildings are perfect.

A more credible approach is to ask what can reasonably be improved.

Can it use less energy?

Can we repair rather than replace?

Can we prevent waste?

Can we extend the life of something?

Can the next refurbishment be planned more carefully?

For London's existing housing, sustainability may not always look futuristic.

Sometimes it looks like taking an old home and simply treating it as though we expect it to be here for another hundred years.
