Our aim is to find you the perfect property to suit your requirements, timeframe and budget, and to make the process clear and straightforward from start to finish.
Finding a Property
Tell us your preferred areas, budget and move-in date. We’ll match you with suitable homes and keep you updated as new listings appear. It’s wise to start looking about a month before you plan to move.
Minimum Term
Most tenancies are granted for a minimum of 6 months. Renewals are available if all parties agree.
Peace of Mind
Managed properties meet current safety standards, and deposits are protected under the Tenancy Deposit Protection regulations.
Your Safety & Compliance
- All managed properties are Gas Safe certificated, inspected for electrical safety, and compliant with furniture fire safety.
- All tenancy deposits are held in accordance with Deposit Protection regulations; prescribed information is provided to tenants.
Flexible Appointments
Viewings can be arranged at times to suit you, including evenings and weekends. A member of staff will accompany you, answer questions and provide feedback.
What We Require
As a minimum we’ll request:
- Employer (or college) reference
- Previous or current landlord reference
- Credit reference report
In some cases we may request a personal reference and/or a guarantor. An independent referencing provider may be used to complete checks.
How Rent Is Paid
Rents are normally quoted per calendar month and payable monthly in advance. Tenants are usually responsible for Council Tax, water rates, gas, electricity and telephone/broadband costs.
Payment method: typically by bank standing order to our client account or directly to the landlord, as specified in your agreement.
Security Deposit
A security deposit of at least one month’s rent is normally required. It is protected in a government-approved scheme and you’ll receive the prescribed information.
Important: the deposit cannot be used to cover rent and is held to cover damage, breakages, or other liabilities under your tenancy.
Energy Performance Certificates (EPCs)
In England & Wales (since Oct 2008) and Scotland (since Jan 2009), an EPC must be made available to prospective tenants free of charge. EPCs are valid for 10 years and indicate a property’s energy efficiency with recommendations for improvement.

- If your move is not urgent, we can keep your requirements on file and contact you as suitable properties become available.
- It’s helpful to prepare your documents in advance to speed up referencing and agreement preparation.
